These up-front payments play a crucial role in safeguarding your investment and maintaining good standing on your mortgage. As an example, when you close on a home, the lender might require you to pay 6 months' worth of property taxes and a full year of homeowner’s insurance upfront. Additionally, you may need to pay interest from the closing date to the start of the next month if your first mortgage payment isn’t due until the following month.

A change order is used during the process of new construction or a remodeling an existing home. If the original construction contract needs to be revised, a change order is incorporated. Change orders arise if building materials are delayed or if the buyer requests upgrades not included in the original contract. All parties must sign the change order which confirms the revised costs and construction timelines.

Depends! Lot excavation and finish selections can throw the averages way off. As of today, brand new construction homes average $180 a square foot, whereas a comparable existing home is $145 a square foot.
